Visions Property Management is a small independent property management company specializing in management of single family homes, townhouses, condo units and 4-6 unit apartment buildings. Our clients consist of investors and homeowners just like you who find themselves too busy to deal with the day-to-day activities of managing their rental properties. As a small company, we do not offer one plan, but will tailor services to meet the needs and desires of the individual owner.
o We provide a market analysis to determine the best rental range - highest rent with lowest vacancy rate;
o We recommend improvements to the property to attract quality tenants as well as increase property value;
o We screen and qualify each prospective tenant based on employment, credit worthiness, and past rental history;
o We negotiate and execute the lease agreement;
o We collect all monthly rents and security deposits;
o We coordinate all maintenance service and repairs;
o We perform quarterly inspections of the property, including a final inspection when tenants vacate;
o We pay all bills (from property proceeds) including: Mortgage, HOA, Utilities, maintenance contracts and repairs, etc.;
o We maintain the security deposit and pay interest in accordance with local statutes;
o We provide the owner with a monthly statement reflecting receipts and disbursements;
o We manage owner proceeds and can either mail directly to the owner or deposit the proceeds into a financial institution;
o We communicate with owner and tenant regarding all aspects of property management.
