MANAGEMENT (monthly fee 8% or minimum of $75 per month)
Under the management of Visions, we ensure your property is prepared for tenant move-in (cleaning, painting, etc.); efficient collection of rent and timely disbursement of owner funds; coordination of maintenance and repairs; and act as your agent in all landlord tenant matters.
TENANT SCREENING ($50.00)
LEASING (50% of the first full month's rent)

1. Tenant Screening - You will advertise and show the property to prospective tenant(s). Once the prospective tenant completes the application and submits all necessary documentation (i.e., copy of state issued ID, two most recent paystubs), information is forwarded to Visions. We then review the application, obtain credit report, verify employment history, and verify current and past rental history. We also perform criminal background and eviction checks. This process is a fee of $50.00.
2. Leasing - Visions will act as your agent by listing, advertising and showing the property; screening prospective tenant; lease preparation and lease execution; and collection of deposits. The fee for this process is 50% of the first full month's rent.
MAINTENANCE ONLY MANAGEMENT
($75.00 per month per property or $225.00 per month per 4 unit building)
Picture this, it’s 2:00 a.m. and the toilet in your rental property gets stopped up and overflows. The initial call the tenant is going to place is to you, but with Visions Maintenance Management, we take that call and any other maintenance calls from tenant(s) and dispatch our maintenance engineer to conduct the initial assessment.
We will provide you with a written estimate and once we receive your authorization, work begins. Upon completion, Visions ensures everything is in working order and forwards the invoice to you for payment directly to the contractor.
