SERVICES
MANAGEMENT (monthly fee 8% or minimum of $80 per month)
Under the management of Visions, we ensure property is move-in ready; efficient collection of rent and timely disbursement of owner funds; coordination of maintenance and repairs; and act as your agent in all landlord tenant matters. (Initial Leasing is Separate Fee in additional to management fee – see below)
LEASING (50% of the first full month's rent)
Visions leasing services include the following:
Marketing
Take photos and upload
Advertise property via websites, newspaper Ads, etc.
Schedule appointment with potential applicants to view property
Show property on scheduled day/time
Tenant Screening
Credit Check
Criminal background check
Verify rental history (contact current & prior landlords)
Verify employment
Leasing
Prepare Lease
Perform move-in inspection and complete move-in inspection form
Meet with new tenant(s) to sign the lease
Collect 1st month’s rent and security deposit (payable to Landlord/Owner)
MAINTENANCE ONLY MANAGEMENT
($75.00 per month per property or $200.00 per month per 4 unit building)
Picture this, it’s 2:00 a.m. and the toilet in your rental property gets stopped up and overflows. The initial call the tenant is going to place is to you, but with Visions Maintenance Only Management, we take that call and any other maintenance calls from tenant(s) and dispatch our maintenance engineer or your contractor to conduct the initial assessment.
We will provide you with a written estimate and once we receive your authorization, work begins. Upon completion, Visions ensures everything is in working order and forwards the invoice to you for payment directly to the contractor.
